The Access Gap

The challenges that marginalized communities face—infringement on local autonomy, underfunding of essential services, and structural bias in capital access—make the work of Next World Assets (NWA) more critical than ever.

The Solution

We invest in communities that the bond market has historically denied capital. Our investments help Historically Black Colleges and Universities (HBCUs) lower their capital costs, help cities rebuild vital water infrastructure, and will soon help hospitals and clinics deliver better maternal health outcomes.

Mispriced Risk

The current approach to risk analysis in municipal markets overprices demographic makeup—meaning the browner the city, the lower the bond rating—and underprices social inequities. Financial markets don’t account for how underinvestment in critical community needs—such as affordable housing, maternal and child health, quality education, and clean water—creates financial risks that ultimately harm communities. Furthermore, extractive revenue policies that depend disproportionately on fines and fees create risks that standard credit ratings don’t incorporate.
